1) soffit vents (working on it, almost done)

2) exterior trim (3/4 done)

3) interior trim - not going to be finished by me

4) re-carpet the main living spaces - not going to be finished by me

5) pull the entire kitchen apart, replace the vinyl floor with tile or good kitchen flooring, add a dishwasher (requires adding a bit of wall memeber and the electrictal/plumbing/dry wall) new cabinets -- this may be a project that Mother and Bill inherit or i'll never get out of here - time will tell.

6) add a house H2O filter system- not that big a deal

I am not sure how to go about the format for this blog - it may change -
Background ----->
The images start with some outside shots, you can see that i cut away large sections of the 'siding' that was on the house to get at the structure, temporarily put back up until we decided what to do next.

The entire back 1/4 of the house needed to have the floor, sub-floor, and all floor joists replaced and also some of the wall members them selfs had some damage - This meant cutting away the siding and the dry wall and lifting the house off the foundation to replace the sole plate and the joists. after the structure was fixed, temporary plywood was put up and covered in plastic until i could move onto the rest of the project and we decided what to do.
The siding is a discontinued and recalled product and we were Well outside the range to get settlement from the class action...

Next - The bathroom and exterior wall - the bathroom tub was a one piece fiberglass unit that was falling apart and leaking due to its age. also the floor joists under it were bad - the main water damage to the house was done just behind the tub where the utility closet is. Seems a long leaking washing machine was the culprit. So...out comes the tub (in pieces) the floor and joists and the exterior wall. Termite damage and in order to get a new tub/shower unit it; you have to go through the wall as it will not fit through a standard 36 inch door and make the corners necessary to finagle it into the house. I upgraded the new floor to tile (^_^) [my first tiling job] and fixed some oddness with the wiring. This was the most massive undertaking yet as it could not be patch up over the week - So this is how i spent a weeks vacation, also my father came down to help with the work and use of his truck/trailer to get the needed supplies (Thanks Dad and Phillis)

Bathroom all finished – lees some trim work and any extra crap mom want to put up which she will do when the house is returned to her. Moving along the back. Not much to see there as it was fairy straight forward, although i should have gotten a few shots of the attic work. That consisted of finishing the wiring changes and upgrading the insulation up there on one half of the house.
Moving along with the wiring was hiring a contractor to move the electrical service to the inside, where it belongs and upgrading it to something that was less the 40 years old.

Moving now back to the side to the first window that needed wall members changed to be something more, normal in size, not that big a deal. Although I suck at drywall so the insides will not be the greatest – I hope the seams don't crack on me like my first attempt in the rear bedroom.

Continuing on now to the back side of the house. Installing the first window on that side and siding - fairly straightforward other than some oddness around the electrical box as i have to get that piece in first and then work around it; then on along the side. This went pretty well as I kinda have figured out how to better put these slabs up straight -_-

The House Project

So heres the story...mom took care of me for a long time when i was struggling with Crohn's. This is her house, and over the years it kind of got a bit run down and was lacking in some much needed upgrades. We knew for sure that there was some real issues with the house when the back bedroom floor fell away from the baseboard 5 inches and you could punch to the outside world! The structure of the house was compromised by termite damage and water damage cause by a drainage issue and the previous owner letting a massive leak behind the washer go un-controlled. I don't have the early pictures - i wish i did - as the back bedroom had to have the entire floor, sub floor, and all the floor joists replaced. the 'siding' of the house is little more than crushed paper and retains water something terrible. The remodel includes replacing the siding, upgrading the wiring(the damn breaker box was on the outside of the house), gutters, soffets, insulation upgrades, 1/4 of the floor joists in the house replaced, totally gutting the bathroom, building a new kitchen, replacing all the doors and windows...So yeah its been a bit more that i can handle both fintually and i seem to be the only one actually working on the damn thing...but i am getting there.
